A five-bedroomed luxury villa in extensive private grounds with 360-degree views and a large overflow pool
Villa Brusceto is located on a private estate that covers 2, 700 acres of Umbrian countryside on the border with Tuscany. This is the green heart of Italy – a land of rolling hills, vineyards, olive groves and woods of oak and chestnut, where little has changed since St Francis of Assisi preached here in the Middle Ages.
The property itself, situated in this unspoiled landscape of 50 farmhouses that seem as ancient as the hills, is an elegant converted seventeenth-century farmhouse which was renovated to the highest standards in 2002. Brusceto consists of three buildings: the main house, the guest annex (available at extra cost) and the pool house. The buildings (together with two old mulberry trees) form a large courtyard.
On arrival you find the ground floor consisting of a well-equipped kitchen and several common areas such as a study with fireplace, TV, multi-regional DVD player and stereo sound system, an elegant drawing room and dining room featuring French period fireplace and a spacious summer room with TV and DVD. A double bedroom with en-suite bathroom and garden access completes this floor.
On the first floor you will find a further TV area with plasma TV, video and multi-regional DVD player. There are two double bedrooms with en-suite bathrooms, a master suite with private terrace and a spacious twin/ children’s room with en-suite bathroom.
Integral to the estate is a unique combination of world-class service and facilities, privacy, security and nature at its most tranquil. The five-star concierge service available to all guests through the Estate Management Company includes personal drivers, daily maid service, food delivery and cooking services. Guests can also enjoy horse riding, mountain biking, country walks and a game of tennis on the estates flood lit Tennis courts.

Umbria and Tuscany epitomise the attractions of Italy: beautiful countryside reminiscent of landscapes in Renaissance paintings, medieval hill-top towns, wonderful art galleries, museums and architecture, not to mention delicious food and wine.
Within an hour's drive of the Estate are such towns as Assisi, Arezzo, Cortona, Gubbio, Perugia and Siena and many other smaller sights to explore. The two regions abound with open-air concerts and operas during the long summer season and each town has its own little festivals.
Villa Palazzo is a sanctuary hidden from the outside world where it is possible to see no one and do nothing for week upon blissful week. But they are also part of a thriving, working estate with its stables, its winery, olive groves, wild boar hunts, clay pigeon shoots, tennis courts and private Osteria and Bottega.
Count Antonio's horses can be hired for a private riding lesson or a morning hack through the quiet hills. Our chefs can drive to the farmstead for a one-to-one pasta-making lesson and one of our resident wine experts can host tastings in the Estate's winery. Days can be spent truffle and mushroom hunting or foraging for other delicacies such as wild asparagus. Tennis can be played on the Estate’s courts while Florentine linen throws or fresh seasonal vegetables can be bought from the Bottega.
Those in the Estate office have an unrivalled local knowledge and can arrange anything from mountain biking, painting classes, art history excursions to private tours of Chianti vineyards or the many ancient hilltop towns of Umbria and Tuscany.
