Villa Noci, which overlooks the Umbrian countryside, is a renovated 17th century farmhouse sleeping up to four guests.
Set within a private estate, it is surrounded by stunning gardens filled with mature cypresses, lavender beds and stone terraces. The split-level infinity swimming pool has the formal simplicity of an ancient Etruscan bath but also presents one of the estate’s most modern and elegant designs.
There are several places to relax outdoors and soak up the sunshine, including a private loggia, and vast terraces. Ideal for al fresco feasts is the outdoor dining area with its traditional bread oven for making pizzas, roasts and more.
Indoors, the property has been restored to the highest standards. The bright interior décor of painted woodwork, contemporary fabrics and Italian furniture makes it a truly magnificent country retreat.
On entering the property, guests are welcomed into a spacious living and dining area with vaulted ceilings and complete with a study, TV, DVD and sound system. This leads through to a well-equipped country kitchen with a separate larder.
On the first floor, there is a master suite comprised of a double bedroom with en-suite bathroom, a dressing room, study, and private loggia, along with access to the garden. On the second floor is another spacious double bedroom with dressing room, private study and en-suite bathroom.
Villa Noci offers the perfect country retreat for a family of four or two couples. It is also available with a one-bedroom guest house to sleep up to six guests in total.

Villa Noci is situated in the countryside on the border between Tuscany and Umbria. The region is known for beautiful countryside reminiscent of landscapes in Renaissance paintings, medieval hilltop towns, wonderful art galleries, museums and architecture, not to mention delicious food and wine.
There are many activities that guests can enjoy on-site including horse riding, tennis, mountain biking, clay pigeon shooting. Guests can also dine at the “Osteria” – the estate’s private Italian restaurant – or choose from the in-house menu and wine list for delivery direct to the villa.
Just five minutes’ drive from the property is the quaint village of Mercatale. There are a several towns around half an hour to an hour’s drive from the property such as Assisi, Arezzo, Cortona, Perugia and Siena, all ideal for day trips.
