Adriatic Jewels Estate is an expansive three-villa estate on the serene island of Sipan. This gated sanctuary offers unparalleled privacy, blending historical charm with ultra-modern sophistication. The three villas are clustered close to the shoreline, interconnected by an enclosed stone walkway on one side and lush Mediterranean gardens on the other. Villa Ostro is a charming, historic villa that contrasts perfectly with the sleek, contemporary Villas Maestral and Levant. The architecture utilises local stone and wood, ensuring the structures harmonise with the island’s rugged beauty.
Outdoors, the villas share a swimming pool and a multi-functional sports field, perfect for a friendly game of football or tennis. For those seeking a more leisurely escape, the manicured lawns and sprawling sea-view terraces offer plenty of space to relax and soak up the sun, or enjoy fresh Mediterranean meals cooked up in the outdoor kitchen.
Indoors, each villa of the Adriatic Jewels Estate has its own character and purpose. Villa Ostro is designed for sophisticated living, boasting a spacious lounge and a music hall with a grand piano as its centrepiece. Moreover, the villa’s basement level features a rustic wine cellar stocked with the finest Croatian Pošips and Plavac Malis, where guests can enjoy atmospheric tasting sessions. The smallest of the three villas, it offers one well-appointed double bedroom with en-suite facilities, ideal for a couple.
Villa Maestral is the social hub, with a large open-plan living space offering a plush lounge area, a library, and an elegant dining room. Floor-to-ceiling windows flood the space with light and blur the lines between indoor and outdoor living. The basement level is home to a professional kitchen, while the first floor features the villa’s three spacious double bedrooms, which open onto a sea-view balcony and sleep up to six guests.
Villa Levant focuses on wellness and entertainment. Its basement level houses the estate’s private spa, complete with an indoor pool, sauna, hammam, Jacuzzi, spa treatment room, beauty salon, and Technogym equipment. Its ground floor boasts a games room with a billiards table and a private cinema, ideal for family film nights. Four spacious double bedrooms occupy the villa’s first floor, sleeping up to eight guests.

About the area
Adriatic Jewels Estate is located on the island of Šipan, just off the coast of mainland Croatia. Just steps away from the villa is the quaint village of Šipanska Luka, where visitors can wander charming streets lined with stone houses, savour traditional cuisine, and experience authentic Croatian culture. Once a summer retreat for the Dubrovnik aristocracy, the harbour is dotted with late-Gothic and Renaissance summer manors.
While the rest of the Dalmatian coast hums with tourism, Šipan retains its agricultural and historical heart, famous for its world-record density of olive trees and ancient Roman ruins. It is the largest Elaphiti island and offers a lush landscape for cycling and hiking, particularly the scenic five-kilometre path through the Šipansko Polje valley, which connects Šipanska Luka with the island’s other main village, Suđurađ, via ancient olive groves and vineyards.
