Podere Panico
6 Bedrooms — 12 Guests
A sprawling Tuscan estate with a heated infinity pool, stunning grounds, and cosy interiors
Podere Panico is a beautifully restored estate located on a prominent hilltop just outside Monteroni d’Arbia. It offers 360-degree views of the rolling medieval hills, serving as a secluded vantage point.
The property consists of a grand main villa and an adjacent converted barn, both characterised by their traditional clay-tiled roofs and sun-bleached masonry. The estate showcases a meticulously authentic restoration, featuring original stone, brick, and wooden beams that honour the historic Tuscan architecture.
The exterior grounds are centred around a striking 18-metre heated infinity swimming pool that appears to spill directly into the valley below. Surrounding the water, the landscaped gardens feature expansive stone terraces, a large Jacuzzi, and several pergolas that provide shaded retreats for lounging and al fresco dining. The property is enveloped by its own private olive grove and a traditional courtyard, creating a variety of outdoor living spaces suited for both quiet relaxation and large-scale events.
Inside, the villa balances its rustic heritage with a contemporary open-plan layout. The ground floor is a series of social spaces featuring original cotto floor tiles, monumental stone fireplaces, and a generous kitchen equipped with a traditional wood-fired oven. The decor is refined yet comfortable, utilising a palette of warm ochres and creams against dark timber ceilings.
The villa is exceptionally well-appointed for wellness and entertainment, incorporating a private sauna, a dedicated gym, and a media room. A stylish bar and a private library offer quieter areas for conversation, all finished with high-quality contemporary fittings that remain sympathetic to the farmhouse’s origins.
The six bedrooms are distributed between the main house and the barn to provide maximum privacy for 12 guests, each with a bespoke en-suite bathroom and views across the valley. On the ground floor of the main house, the Montalcino Suite offers a private living room with a fireplace and direct access to a personal terrace, while the upper floor contains the Siena, Pienza, and Firenze suites; the barn houses the remaining Cortona and Montepulciano suites. Each room is an example of understated luxury, combining authentic architectural elements, such as exposed timber ceilings, with plush furnishings to create an atmosphere of total calm.
With its balance of historic preservation and contemporary refinement, Podere Panico feels like a timeless sanctuary, perfectly positioned to witness the shifting colours of the Sienese countryside.

About the area
Podere Panico is located in the heart of the Crete Senesi, a region of Tuscany celebrated for its distinctive lunar-like landscape of grey-clay hills and lone cypress trees. The villa is just a short drive from the town of Monteroni d’Arbia, providing easy access to local amenities and traditional markets.
This area is a premier destination for cycling and photography, offering a constantly shifting canvas of colours that transition from the vibrant greens of spring to the burnt golds of the harvest season.
The cultural capital of the region, Siena, is accessible, allowing guests to explore its Gothic architecture, the Piazza del Campo, and high-end artisanal shopping. To the south, the celebrated wine regions of Montalcino and Montepulciano are within an hour’s drive, famous for their Brunello and Nobile wines, respectively. Whether visiting local vineyards for tastings or exploring the nearby Renaissance art in the hilltop towns, the villa’s position offers a perfect equilibrium between the profound quiet of the countryside and the cultural richness of central Tuscany.
