“On sober reflection, I find that the term ’truly’ is very difficult to define.” – Umberto Eco, The Island of the Day Before

This luxurious villa, featuring nine exquisite bedrooms, is situated in an exclusive ocean-view location within Punta Mita’s most sought-after community. It’s conveniently located near the Pacifico Golf Course, designed by Jack Nicklaus, and home to the famous “Tail of the Whale” hole—unique for its natural island green and ideal for whale watching. A stay at a luxury villa in Punta Mita is all about relaxing and savouring life’s slower pace. You can enjoy a salt-rimmed margarita while gazing at the ocean. Or watch a spectacular sunset painting the sky in shades of pink, red, and ochre over the Pacific Ocean, often with bottlenose dolphins leaping in the bay. For adventure, take a short boat ride to the Marietas Islands, just five miles from Casa Koko. These small volcanic islands, known for their unique ecosystems, offer fantastic eco-adventures.

The peninsula itself is the result of an ancient volcanic caldera, which has shaped its distinctive coastline with secluded beaches and rugged cliffs. Modern Mexican Cuisine

“The smell of the kitchens invaded the street, and under the midday sun, the frying of fish could be heard.” – Gabriel García Márquez, Love in the Time of Cholera (1985)

At Casa Koko, you have the chance to delve into the flavours of modern Mexican cuisine. The luxurious villa features signature dishes that blend the finest local ingredients with organic farm produce. Born in Mexico City, Hernandez has quickly gained recognition in the culinary world, having made a significant impact in the kitchens of some of the region’s top hospitality groups. You can even join Chef Jesus for hands-on cooking lessons, where he will share the secrets of Mexican cuisine. The team at Casa Koko takes care to gather information in advance to craft a custom menu tailored to your group’s preferences and dietary needs, including vegan, pescatarian, gluten-free, and kosher options. Additionally, the staff handles all pre-stocking and grocery shopping, ensuring everything is prepared to your taste.

What is one unique aspect of Casa Koko?

The staff’s warm hospitality and personalised attention set Casa Koko apart. While many top villas in Punta Mita are owned by international investment funds or foreign investors, Casa Koko stands out as the creation of a Mexican family who live in nearby Puerto Vallarta. They frequently visit the villa, spending weekends there, ensuring every detail reflects their personal touch and passion. This hands-on approach guarantees that the villa embodies authentic Mexican culture in every corner, making it a true home rather than just another luxury property.

How do you assemble and manage a team of staff to maintain such a high standard of luxury and service?

As a manager, I firmly believe that a stress-free and supportive work environment is essential for fostering a team that genuinely loves what they do. This passion is reflected in the high quality of our service and the strong connections we build with our guests. The rest follows from there: efficient organisation, meticulous pre-arrival planning, exceptional decorating skills, and the careful selection of the finest products. Together, these elements create an experience that is as seamless as it is memorable.

...

What’s a benefit of the villa’s location that is completely unexpected or quirky?

We’re fortunate to be located directly in front of the stunning Marietas Island National Park and one of the area’s best surf breaks. From December through March, humpback whales often breach the surface right in front of Casa Koko, offering a breathtaking display. We always keep binoculars on hand so no one misses this incredible sight!

What insights have you gained from working at Casa Koko?

At Casa Koko, we cherish the opportunity to reconnect our guests with their childhood memories through sensory experiences. One of our most beloved traditions is “S’mores under the Stars,” an evening activity at our firepit lounge. As the sun sets, we gather all the classic ingredients for s’mores, accompanied by glasses of milk for the children and Oporto wine for the adults—a perfect pairing! This tradition beautifully captures our philosophy of reviving cherished childhood memories but with a sophisticated twist.

Can you share the most memorable feedback or review you’ve received from guests?

Are there any nearby events for which Casa Koko is a great accommodation option?

Sure! The annual humpback whale migration occurs in this area from December to March, making it a must-see for nature lovers.

In early November, Punta Mita celebrates the Day of the Dead (Día de los Muertos), a deeply rooted Mexican tradition that dates back centuries. The area comes alive with colourful altars and a culinary showcase to honour this special occasion. From 5th-8th December, the iconic Gourmet & Golf festival takes place, bringing together guest chefs from across Mexico for an exciting culinary experience paired with a thrilling golf tournament. This vibrant event kicks off the high season in Punta Mita.

In early July, don’t miss the Punta Mita Beach Festival, a fantastic opportunity to mingle, have fun, and create lasting family memories.

Additionally, every Saturday throughout the year, the trendiest Beach Club, Majahuitas, hosts live performances by world-renowned DJs. These talented artists regularly perform at iconic festivals like Tomorrowland, Ultra Music Festival, Electric Daisy Carnival, Burning Man, and Mayan Warrior, and at top party destinations like Ibiza, Mykonos, Tulum, Miami, Amsterdam, and Brussels. Located across the bay, just an hour by boat from Punta Mita, Majahuitas is an experience in itself. For Casa Koko guests, our House Manager will gladly arrange a yacht or catamaran to take you there.

What dish do you crave the most at Casa Koko?

We have two appetisers that are often served as first courses during special dinners, and they’ve become absolute favourites among our guests:

Esquites Croquettes

Esquites is a beloved Mexican street food, a savoury snack that’s enjoyed daily throughout the country. At Casa Koko, we’ve elevated this classic dish to a new level. We start by mixing cooked corn kernels with finely chopped fresh epazote (a local herb), Oaxaca cheese, and a touch of salt to create a flavourful mixture. This is then shaped into croquettes, breaded with panko, and fried to crispy perfection. The croquettes are served with Tajín mayonnaise and guacachile sauce, made from candied jalapeño peppers, and garnished with fried epazote for an added layer of flavour.

Mussel Salad

This mussel salad is one of our newest creations, but it has quickly become a favourite. It’s a unique blend of sweet, sour, salty, and spicy flavours that’s unlike any mussel dish you’ve tried before. We start by seasoning and breading the mussels, then deep frying them until they’re perfectly crispy. They’re served on a bed of homemade aioli, green and yellow lemon compote, crispy bacon, and a spicy touch of Sriracha. The salad is finished with a mix of arugula (rocket) and dressed red onion, topped with slices of yellow lemon for a burst of acidity.

What activity do you enjoy most as part of your daily routine at the property?

Admire the lush tropical vegetation and gardens surrounding the villa, all thoughtfully designed with endemic species by the talented landscape architect Jean Phillippe Comin.

From your perspective, what would a perfect day or weekend look like for a guest at Casa Koko?

A perfect weekend itinerary at Casa Koko might look like this:

Thursday: After settling into their rooms and refreshing from the journey, the group kicks off the weekend with our signature Surf & Turf BBQ, a delicious feast to set the tone for the unforgettable days ahead.

Friday: The day begins with surfing lessons for both adults and children at the nearby Sea Breeze Beach Club. After working up an appetite, guests can enjoy a leisurely lunch by the pool at Casa Koko. The afternoon offers a blend of relaxation and indulgence, alternating between sipping mocktails in the jacuzzi and enjoying soothing massages at the spa. Dinner is a personalised affair tailored to each group’s tastes and preferences. The evening ends with stargazing through our telescope, paired with a final glass of wine under the night sky.

...

...

Saturday: The morning starts with a friendly golf game, while the children enjoy a fun and instructive tennis clinic. The group reunites at the Pacífico Beach Club for lunch, then returns to Casa Koko for an afternoon of swimming, ocean views, and quality time spent relaxing, laughing, and mingling. After dinner, a round of board games and cocktails adds some “old-fashioned” fun to the evening.

Sunday: Guests explore the area on bicycles and golf carts, heading to Kupuri Beach Club for a day of sun, beach activities, water sports, snacks, and cocktails. After freshening up at Casa Koko, the weekend concludes with an exceptional final dinner, capped off by our signature “S’mores under the Stars” experience—an unforgettable evening by the firepit, under a starry sky.
