Set on six acres of private, untouched coastal jungle, the estate is bordered by two spectacular bodies of water: the turquoise waves of the Caribbean Sea on one side, and the calm, glassy waters of the Campechén Lagoon on the other. This unique setting offers guests over 100 metres of virtually private pristine beachfront lined with swaying coconut palms.
Crafted by award-winning architect Salvador Reyes Ríos, the villa’s design seamlessly blends regional heritage with contemporary elegance. The highlight of the villa is its stunning rooftop terrace. Along with a glistening pool, it features plush seating, a shaded dining area, and sun-drenched loungers. This beautiful terrace offers the perfect vantage point for watching the sunrise over the sea, or enjoying evening cocktails as the sun sets over the quiet waters of the lagoon.
On its ground floor, grand arched terraces offer shaded spaces for relaxed al fresco lounging and dining with the sound of lapping waves as a backdrop.
Indoors, soaring ceilings, cool stone floors, and wide doorways create space, and blur the boundaries between indoor and outdoor living. A spacious, light-filled lounge and dining room features exposed beam ceilings, carved wooden furniture, and intricately patterned floor tiles. The adjoining kitchen is fully equipped to prepare everything from casual breakfasts to gourmet meals.

It sits comfortably removed from the bustling crowds of Tulum’s hotel zone, yet is just a scenic 30-minute drive down the coastal reserve road to the town’s renowned culinary and beach club scene.
To the villa’s east, the villa offers direct access to over 100 metres of untouched Caribbean coastline. To the west lies the serene, mangrove-fringed Campechén Lagoon. This tranquil, saltwater sanctuary is a haven for fly-fishing, paddleboarding, and kayaking at sunset. The surrounding jungle canopy is a biodiverse paradise, with colourful toucans, elegant roseate spoonbills, and osprey gliding over the water.
The region’s ultimate natural wonders are its cenotes, beautiful freshwater sinkholes that the Maya revered as sacred portals. In these natural pools, visitors can plunge into cool, crystal-clear waters, swimming alongside tiny freshwater fish beneath hanging jungle roots.
