The property is surrounded by high stone walls that provide complete privacy, while five green terraces flank a central stone staircase that leads up to the main house. Each terrace creates a distinct area for outdoor relaxation and entertainment, offering a sensory journey through the Mediterranean landscape, featuring flourishing citrus groves, pomegranate shrubs, loquat trees, and lavender bushes.
On the middle terrace, a stone-tiled swimming pool offers the chance for a refreshing dip before soaking up the sun from a poolside lounger. On the same level, an outdoor kitchen, complete with a professional grill, is perfect for preparing al fresco feasts, which can be enjoyed in a shaded dining area just steps away.
There are several serene spots throughout the levels where guests can enjoy a morning coffee or find peaceful solitude. The top terrace features a shaded outdoor lounge, perfect for escaping the heat. There’s also a sauna for relaxation and a private bocce court surrounded by trees, adding a touch of local tradition.
This lovingly restored villa artfully blends the refined elegance of 19th-century aristocratic living with modern minimalism. Inside the main house, historical details can be found throughout. Guests are greeted by intricate floor mosaics and elegant cast-iron handrails along the central stone staircase, while two bedrooms feature stunning, 200-year-old hand-painted frescoes on the ceilings. These historic elements create a striking contrast with the contemporary, Scandinavian-inspired furniture and clean, white interiors.
Guests can relax in the spacious lounge and enjoy meals together in the kitchen-dining area, which opens out to the gardens. Additionally, the villa features a traditional social tavern, known as a “konoba.” Originally a large stone water tank, this space has been transformed into a rustic gathering spot perfect for wine tasting and intimate dinners.

Villa Orti is set in a quiet residential area of Dubrovnik, just outside the city’s charming Old Town. It is situated in a region historically known as the city’s “gardens”, due to its fertile soil, which has provided residents with fresh produce since the 13th century.
The villa is located between two historic streets, with the upper entrance on Anica Bošković Street (formerly Via negli Orti) and the lower entrance on Ulica Branitelja Dubrovnika. The upper entrance provides a pleasant, traffic-free walk to Pile Gate, the entrance to the Old Town. Guests can enjoy authentic Dubrovnik as they stroll past historic estates and lush greenery, then arrive in the limestone streets of the Stradun to explore the Old Town’s al fresco cafes, hidden wine bars, and Michelin-starred restaurants.
The villa is also a short walk from popular local swimming spots, including Šulić and Danče Beach, both within 10 minutes.
